The Best Residential Architects and Designers in Chicago

Overview

Chicago architects continue to pay tribute to the legacy of world-renowned architects of yesteryear who made their home in the city. Architects like Mies van der Rohe and Frank Lloyd Wright set the standard with pragmatic, environmentally focused designs. While the city’s easily accessible suburbs provide opportunities for historic rehabs and new green-focused construction, the real trend is an influx of people moving into the city, seeking an urban oasis in trendy neighborhoods like Lincoln Square and River North. Major renovation projects are giving the city’s row homes and condos new life. Chicago’s new urban designs blend modern and classic elements and focus on sustainability, privacy, natural light, and simple elegant spaces. The following 10 architectural firms are ranked according to their prestige, accolades, industry recognition, and forward-thinking designs.

This list includes both licensed architects and residential designers who can both design stunning homes but differ in other services offered. Given the growing cost of building a custom house in Chicago, it’s important to know what professionals are qualified to assist you. Architects are trained in design, engineering, and project management and have passed a licensing exam. Residential designers typically don’t manage projects and plans will need to be approved by a structural engineer. Whether you choose to hire an architect or a residential designer will depend on your project needs and complexity.

The Resurrection Home is a unique project, because the site was a former funeral parlor. What was left is a dilapidated building that was fully gutted but there were still remnants of the original facade. Blender Architecture wanted to design a modern home that had an old gothic charm. For its entryway, the original facade of the funeral parlor was refurbished back to its former glory but the interiors were given a brand new contemporary look. The living room is an homage to the former gothic charm of the space. It has a black and white color palette and it has a very minimalist design. This stand-out home remodel received an American Institute of Architects (AIA) Chicago Honor Award last 2012.

Nicholas Design Collaborative

Principals:
Peter Nicholas

Awards:
AIA Chicago Small Project Honor Award,
Home Book Design Excellence Silver Award for Remodeling,
One of Build Direct Magazine 15 Best Architects in Chicago

Address:
509 N Wolcott Avenue, Chicago, IL 60622

About Nicholas Design Collaborative

Peter Nicholas established Nicholas Design Collaborative, a small architectural firm committed to high-quality design in 1989. In 2001, after experiencing many projects with uneven craftsmanship and construction management by outside contractors, Nicholas formed a Design-Build entity, NCA Build, Ltd. in an effort to ensure the quality and economy of the architectural design work produced by Nicholas Design Collaborative.

This method of construction delivery has proven over the years to give the client a higher level of service and a better quality project by having the Architect control both design and construction for an integrated solution. With a more significant presence at the construction site, the architect-builder has better control over the way details are executed, insuring that the materials and methods that have been specified are followed and built correctly.

Through the years, NDC has demonstrated the ability to meet their clients’ needs and produce award-winning designs. The firm has won multiple awards from the American Institute of Architects, Chicago Chapter for both Small Project and Distinguished Building Awards, the Illinois Chapter of the Association of Licensed Architects, the National Association for Registered Architect and the Chicago Home Book. They have also been featured in several publications including Luxe Magazine, Crain’s Chicago, GA Houses, Chicago Tribune, Trends Ideas, Curbed Chicago, Curbed National, Chicago Architect, Chicago Home Magazine and The Contemporist. The firm been recently named as one of Build Direct Magazine’s 15 Best Architects in Chicago, Expertise’s 2018 – 20 Best Architects in Chicago and Chicago Architects Top 10 Design Build Firms in Chicago.

NDC is currently finishing a new home adjacent to the campus of the University of Chicago for a professor and his family and also will be starting a new home this summer in Wilmette for a professor couple who teach at Northwestern University. Both homes feature floor to ceiling glass, strong connections between interior and exterior spaces, energy efficient design and green material selections. Both houses are modern in design, but mindful of the more traditional surrounding homes in both scale and material.

The Best Home Addition Contractors in Chicago, Illinois

Overview

The Windy City of Chicago has a unique built landscape with signature architectural styles, such as the Chicagoan Bungalow, the Two-Flat, the Chicago Graystone, the Courtyard, and the Worker Cottage. The city is also home to some of the world’s most prominent skyscrapers. The Home Insurance Building, constructed in 1885, was the first skyscraper in history. The building was constructed with a Chicago innovation called the steel-frame method. At the time of its demolition in 1931, it was 12 stories and 180 feet high. Today, the city is full of towering skyscrapers, like the 110-story Willis Tower, formerly known as the Sears Tower.

You can also find plenty of inspiring, sacred architecture, such as the city’s magnificent Polish cathedrals. St. Stanislaus Kostka Church in West Town is considered the “Mother Church” of all Polish cathedrals in the city. Frederick C. Sauer designed the historic structure in 1867, and the building has weathered more than a century. Over the years, it has faced numerous additions and renovations to help preserve the structure’s integrity. Luckily, there is no shortage of capable remodeling contractors serving the city.

To find a reliable remodeler qualified to handle a residential project in Chicago, homeowners should consider the contractor’s credentials, qualifications, client recommendations, and specializations. In the list below, we have compiled seven reputable home addition contractors who serve the Chicago area.

Normandy Design Build Remodeling

Address:
440 E. Ogden Ave, Hinsdale, IL 60521

About Normandy Design Build Remodeling

Normandy Design Build Remodeling respects its clients’ time and resources by doing most of the heavy lifting involved in developing projects. The firm understands that clients don’t have the time to micromanage the project, but that any client input is vital. Normandy Design Build Remodeling makes efficient use of a client’s time by paying the utmost attention to every detail of the client’s vision.

With the aim of providing Chicagoans with an efficient and dependable remodeling contractor, Jack Steindl and Reg Marzec established Normandy Builders in 1979. The pair’s promise to clients is to take the stress out of home improvement by providing an all-inclusive service. The full-service package that proved most popular with clients led to the firm’s rebranding as Normandy Design Build Remodeling. The company’s design-build service includes a variety of preconstruction tasks such as design, planning, and all the operations involved in the building process. The company employs more than 40 professionals, all with a particular expertise, including concept artists and designers.

One of the firm’s leading designers is Liz Reifschneider, who has a degree in Interior Design from Harrington College of Design and more than 15 years of design experience. Liz has lived in Chicago for over two decades and is now nationally known. Among her many credits are several Remodeling Excellence awards from the National Association of the Remodeling Industry (NARI), the industry-leading association that certifies only the most skilled professionals. Recently, she was recognized as the Top Designer of 2021 by the Professional Remodeler Magazine at the Extreme Sales Summit.

Highly qualified experts at Normandy, like Liz, sit down with clients to help them conceptualize their vision and guide them through the firm’s in-house design studio. Instead of just visualizing, clients can step into the studio to see and feel the quality of the materials they could incorporate into the project. Clients are offered numerous innovative solutions throughout the project. Instead of randomizing partnerships between its team and clients, the firm allows clients to choose the right professionals that suit their interests best.

Featured Projects

One of Liz’s designs is shown here. Smaller kitchens can lack the space needed for an adequate work triangle. The team at Normandy efficiently redesigned this kitchen by creating a U-shaped, modular space. The sleek Shaker cabinets are straightforward in design and function. While the interior pull-out shelves provide abundant storage space, the exterior’s clean lines and glossy finish don’t suffocate the room. The kitchen is pristine, painted in hues of white and brightened by textured tiles. Other components, such as the transparent glass door cabinet, custom mesh cupboard, suspended iron shelves, stainless-steel sink, and dark countertops, help give the minimalist kitchen a modern touch. Normandy Design Build Remodeling’s combination of classic moldings with contemporary installations gives this design a timeless appeal.

Liv Companies

Address:
7700 Brush Hill Road Suite 103c, Burr Ridge, IL 60527

About Liv Companies

Liv Companies is a firm that prioritizes communication above everything else. The team at Liv Companies understands how a communication gap can be detrimental to projects. By prioritizing internal communication, the firm ensures clients are always heard and understood by everyone involved in developing their vision.

Dave Pollard and Russ Head founded Liv Companies. Both Dave and Russ have extensive industry backgrounds and bring their expertise to each project the firm manages. Dave found his passion for architecture when he was a young boy. He earned a bachelor’s degree in Architecture and Building Construction from Virginia Tech and later earned his Master of Architecture degree from Illinois Institute of Technology. Before establishing his own firm, he gained extensive experience working for large design firms in Chicago. He broadened his knowledge of the art by taking every opportunity to learn from the veteran architects he worked alongside. Dave is a LEED-certified professional who brings his green building credentials to the firm, along with his qualifications as a member of the American Institute of Architects.

Russ has more than 30 years of building experience. He is a Certified Green Professional and holds certifications from the National Association of Home Builders as a Certified Graduate Remodeler and Certified Graduate Builder. Clients and associates claim that Russ cultivates a responsive, cohesive, and inspiring work environment. In 2012, Russ and Dave put their resources together to establish Liv Companies, which is now the first firm in the state of Illinois to be accredited by the National Association of the Remodeling Industry, an elite group of industry experts who determine which contractors are a notch above the rest.

Featured Projects

An example of the company’s work is its remodel of a spacious condo for one of its return clients. Perched 67 floors above Chicago, the condominium offered significant liveable square footage and spectacular views. Its original design, however, was poorly thought out. Much of the space was consumed by oversized furniture and mismatched fixtures that gave the condo a cluttered look. Liv Companies’s remodeling of the space had to overcome a number of obstacles, including the 67th floor location and the pipes and columns that ran through the condo. The firm managed to work around those constraints and upgrade the unit into a more cohesive, clean, inviting, and contemporary-looking space. The kitchen was nearly doubled in size, creating a more sensible flow with its new galley layout. Warm walnut millwork ties the rooms together and makes the sprawling space feel more intimate and relaxed.

Featured Projects

One of the firm’s in-house architects, Gail Lowry, had her own architectural practice before coming to work for LaMantia. Gail has a Bachelor’s Degree in Architecture and a Certificate of Professional Development in Horticulture from the University of Illinois. With her CPD in Horticulture and her green building LEED accreditation, Gail continues to integrate sustainable solutions into the firm’s designs. In her 30 years in the industry, Gail has been the recipient of multiple awards from the most prestigious organizations, such as the National Association of the Remodeling Industry and the American Institute of Architects.

The firm itself has earned a multitude of prestigious awards. In 2020, LaMantia Design & Remodeling was presented with NARI’s Contractor of the Year 2020 Regional Award in its Residential Bath category. The firm was also given two Chrysalis Awards in 2019, in the Bath Remodel Under $75,000 and Residential Interior Under $150,000 categories.

LaMantia’s signature style is contemporary, but its talented designers have a knack for integrating modern features seamlessly into classic installations. The room shown here highlights vintage details such as wainscoting walls, a white-washed stone fireplace, and dark parquet flooring. In contrast, the metal-framed orb chandelier and recessed attachment of the TV incorporate a more post-modern look. The result is a carefully crafted mix.

About Artistic Construction

Operating out of its office in Lincoln Park along Lake Michigan, Artistic Construction serves clients in Chicago proper. The firm conducts its operations with the utmost attention to detail, with its team providing superior craftsmanship.

Jonathan Hill was a fresh high school graduate from Indiana when he juggled a job for a new construction company with being a traveling musician. He moved to Chicago and initially established Artistic Construction in 2005, as a one-person enterprise focused on extending clients a level of consideration that contractors overlook. He did most of the work himself and outsourced materials and services he couldn’t provide. Jonathan began enlisting qualified professionals into his company as the demand for his company grew. He prioritized values over accreditations when it came to picking his team. Jonathan only chose experts who shared his values of providing clients with the same level of consideration he did. Sixteen years and 750 projects later, Artistic Construction has had massive success in various industry sectors.

The firm specializes in residential remodeling and renovations with additional experience in historic restoration. In 2019, Artistic Construction partnered with Vladimir Radutny Architects for an award-winning renovation of a loft in Michigan. The American Institute of Architects honored the project with its Small Projects Award for the Under 5,000 Square Feet category.

The firm recently completed a new house in Wilmette, IL on a triangular lot which weaves outdoor space with indoor space in order to maximize site usage which blurs the lines between indoor and outdoor space.  They are also working on a new four unit, attached single family residence development in Highland Park Illinois.  Each house is over 4,000 sf with basement and has floor to ceiling glass, a landscape private courtyard and roof deck.  Construction is scheduled to start in spring 2021 and is being developed by Peter Nicholas.

The 5,500-square-foot home maintains a clean modern aesthetic using an open floor plan, concrete and walnut floors, and cabinetry. The project included a substantial rear addition, bringing the total square footage to 5,700. Additions include a new great room and kitchen area, a playroom, and second-floor bedrooms. A custom-made plate steel, glass, and wood stairway joins the addition to the existing structure and serves as a central point of balance. The firm moved a one-car garage to the front to the house, which opened up space at the back of the lot. For example, a multipurpose room was named “The Park” because it serves as the recreational area for many employees. Biophilic design strategies were used for the office: graphics, in other words, mimic the ambiance of the outdoors to give employees a peaceful atmosphere for work. The office also acts as a living lab where employees constantly test environmental conditions through sensors and employee surveys.

Kipnis Architecture and Planning

Nathan Kipnis

Design Evanston Award

Address:
1642 Payne St., Evanston, IL 60201

About Kipnis Architecture and Planning

This Evanston-based firm were early signers of the AIA’s 2030 Challenge, which calls for all new buildings, developments, and major renovations to be carbon-neutral by 2030. Local companies looking for sustainable office solutions turn to Kipnis Architecture and Planning (KAP) for eco-friendly designs. Although best known for its exceptional sustainability efforts, KAP takes overall excellence in design just as seriously. The firm was founded in 1993 by Nathan Kipnis, a Fellow of the American Institute of Architects and a LEED Advanced Professional certified in Building Design and Construction (FAIA, LEED BD+C). Mr. Kipnis earned a Master of Architecture with an emphasis in Energy Conscious Design from Arizona State University. He serves on the AIA National 2030 Commitment Working Group, as well as the Citizens Greener Evanston group.

“Near where I grew up, along the North Shore of Chicago, there are amazing homes designed by everyone from David Adler to Frank Lloyd Wright. Many of the homes located right along the lake on Sheridan Road are textbook examples of great European homes mixed in with the very first Prairie homes designed by Wright. In addition, there are also various contemporary designs. My parents would occasionally drive into Chicago and we would occasionally travel along Sheridan Road to get there. I would be glued to the window watching these great homes.
Later, the 1973 Arab-Israeli war and ensuing Middle East oil embargo opened my eyes about America’s dependence on foreign oil. I felt that designing energy-efficient buildings would help decrease our reliance on that volatile energy source.” – Nathan Kipnis

Featured Projects

Core 3 Creative has offered branding, photography, catalog, and interactive solutions for renowned companies such as National Geographic and ESPN Radio. When they relocated into an 80-year-old warehouse that required major renovation, they needed the space to reflect their creative and national-scaled vision. Kipnis not only designed a fully modernized space, including a photography studio and workshop, they also added their signature green features, such as zoned radiant heat flooring and a high-efficiency, gas-fired boiler. Kipnis won a 2015 Design Evanston Award for their work on the offices of CraftJack, Inc., a growing internet startup. The fun design created an entire village, including an outdoor courtyard, within CraftJack’s office building, along with open programming stations, collaborate workspaces, and a spacious conference room.

“What my firm attempts to do with as many projects as possible is to incorporate “green” principles at as many stages as possible. The earlier in the process the better. We try to do this in an integrated way, as opposed to “tacking on” green technologies and materials.
At the beginning of the project, I try to see what design decisions make the most sense in terms of sustainable design and in response to the projects specific goals. If there is a solution that I feel works to satisfy both, I pursue it in detail. There is usually a single overall theme that unifies a design. Finding it is really the challenge. If I can get that one big idea to solve the project’s key problem and make it work sustainably, it usually can be done in an economical way and helps the client support it. To me, designing a sustainable project is an opportunity to make the pure design even better and have more meaning. It should not be a burden to design that way.” – Nathan Kipnis

About Chicago Renovation and Development

The pictured master bath was part of a landmark renovation in Chicago’s Lincoln Park neighborhood. This was the only wood building in the area to survive the Great Chicago Fire of 1871. The homeowners wanted to preserve its character while adding a new master suite and updating the whole house. Leader Builders peeled back layers upon layers of previous remodeling jobs to uncover original features such as the stained glass above the whirlpool tub. Meanwhile, a glass walk-in shower and floating vanity add a touch of contemporary style and convenience.

One of their exciting powder room remodels is a perfect example of the use of pattern. In this design, they limited their use of color to varying shades of grey and white and went bold with pattern.
